Searching for a New Property - Preliminary Guidance

When you start looking for a property in the new area either to rent or to buy, there are many items you need to take into consideration in regards to: location, proximity to schools and/or transport links, type of property, size of property and budget to name but a few!

Another key element of the search process that you should be aware of, particularly if you are looking for a rental property, is that you should only make contact and register with ARLA Letting Agents.

The Association of Residential Letting Agents (ARLA) is a professional membership and regulatory body for letting agents and agencies in the UK.  ARLA Letting Agents promote standards in this sector of the property industry.  Every year unlicensed agents cause unnecessary stress and sometimes loss of money by giving incorrect or misleading advice.

By using a Licensed ARLA agent you can be sure:

  • that you have a route for redress should something go wrong.
  • that you are better protected and will get higher standards from ARLA members.
  • that you will deal with a qualified and trained agent who can give you up to date advice and guidance.
  • that you are dealing with an agent who follow the Code of Practice laid down by ARLA – with disciplinary procedure in place for agents who do not follow the code.
  • that the Agency is covered by the ARLA Client Money Protection (CMP) scheme.
  • that ARLA have the ability to make discretionary grants (up to set limits) if you suffer financial loss due to the bankruptcy or dishonesty of the member and/or their firm.
  • that the agency has professional indemnity insurance which ensures you are covered for successful claims against members’ negligence, bad advice or mis-handling of data.

Should you decide to begin the process yourself, please do check that any Agent you approach is ARLA registered and avoid using a non-ARLA agent.
